More Homes Hit the Market as Demand Cools

We’re seeing a welcome shift in the real estate market: in the four weeks ending August 23, new listings in the US edged up by 0.4% week-over-week, and total homes for sale rose by 0.5%—reaching their highest point since early Q2. Yet, pending home sales dipped by 1.1%, hitting a six-month low, as many buyers decided to wait on the sidelines with housing costs remaining high, even as inventory improves across the country. The median US home-sale price also rose 1.9% year-over-year to more than $400,000, while average mortgage rates hovered around 7%, close to the highest level in 13 months.

For buyers, this environment is creating more opportunities: rising inventory and softer demand mean you can negotiate for price reductions or concessions in many markets. If you’re searching for leverage, homes that have been listed for several weeks often present the best options. For sellers, realistic pricing is more important than ever—chasing the prices of previous years isn’t as effective in today’s landscape.

My approach is always rooted in market knowledge and negotiation expertise, ensuring each client’s strategy aligns with these evolving conditions. Whether you’re exploring options or ready to take the next step, I’m here to guide you through every stage of your real estate journey.
