  • Happy Labor Day!

Labor Day in the United States celebrates the contributions of workers everywhere, while also unofficially marking the final big summer weekend before fall takes over.
It’s known for backyard barbecues, road trips, and that classic tradition of buying things you didn’t know you needed because “it’s on sale.”
Beaches, parks, and grills reach peak activity as everyone tries to squeeze every last drop of summer fun out of the long weekend.
Happy Labor Day! Wishing you a fun, easygoing weekend filled with good vibes, great food, and absolutely no thoughts about Monday.

  • LA County Prices Hold Near $900K

Los Angeles County's real estate market continues to show remarkable resilience, with the median price for existing single-family homes reaching $888,100 in Early-Q3—just below that $900K mark. While this reflects a modest 2.6% dip from last year's $911,400, it's clear that affordability remains a key factor shaping buyer activity. Sales volume also saw a slight yearly decrease of 0.9%, as many buyers weighed the impact of elevated mortgage rates in the upper-6% range, which briefly hit a 12-month peak before easing a bit. Monthly payments are still a challenge for many, and that’s something I navigate with clients every day. As someone who’s helped buyers, sellers, investors, and tenants across LA County for over a decade, I’m always watching how shifting inventory and changing rates could open new opportunities. With more homes coming to market and rates edging down from their recent highs, I anticipate a more welcoming environment for buyers in the months ahead. If you’re considering your next move, staying informed and having a strategy is key—I’m always here to help guide you through it.

LA County Ensures Cooler, Safer Rentals Starting 2027

As someone who’s spent over a decade navigating the evolving Los Angeles rental market, I always keep an eye out for regulatory updates that impact both landlords and tenants. Here’s an important one: Starting January 1, 2027, all landlords in unincorporated LA County will be required to maintain rental units at 82°F or cooler, with a focus on affordable cooling solutions before turning to mechanical systems. If a unit doesn’t meet this standard, tenants will have the right to file complaints. Whether you own, rent, or manage property, staying ahead of these changes is key to a smooth experience in our diverse market.
